Structural Integrity
- Check the walls for cracks — especially diagonal or staircase cracks, which can indicate foundation movement
- Look for signs of water staining or damp on walls and ceilings
- Check the roof from the outside for missing or damaged tiles/sheets and visible sagging
- Look inside roof spaces (where accessible) for signs of leakage, rot, or pest damage
- Check floor levels — doors that stick or uneven floors may indicate settlement
Water and Drainage
- Run all taps and check water pressure
- Flush all toilets and check for blockages or slow drainage
- Inspect the borehole pump (if present) and water tanks
- Check the compound drainage — water should flow freely toward the drainage channel, not pool around the building
- Ask neighbours or the agent about flooding history in the area
Electrical System
- Test all light switches and power sockets
- Check the consumer unit (fuse board) — it should be modern, properly labelled, and have residual current devices (RCDs)
- Check for exposed or poorly jointed wiring
- Test the generator or solar system if present
- Check PHCN/EKEDC prepaid meter — confirm the meter number matches the property address
External and Common Areas
- Inspect the perimeter fence and gate for structural soundness and security
- Check the compound for signs of drainage problems (pooled water, erosion)
- For estate properties: inspect common areas, generator, borehole, and security arrangements
- Check access roads to the property
Documentation Check
- C of O or other title document — request original, not a photocopy
- Survey plan — confirm it is registered
- Building approval (for newly built properties)
- Evidence of ground rent and service charge payments being up to date
- If rented out: confirmation of tenant notice period and status
