Investing in Lagos Real Estate: High-Return Areas to Watch

Admin User

Lagos real estate continues to attract serious investors despite the macroeconomic challenges facing Nigeria. The right investment in the right location can deliver excellent rental yields and strong capital appreciation over the medium and long term. Here are the areas our team recommends watching in 2025.

Why Lagos Real Estate Remains Attractive

  • Lagos is home to over 20 million people — Africa's most populous city-state
  • Significant housing deficit: demand consistently outstrips supply
  • Naira-denominated real estate offers a hedge against currency depreciation
  • Growing shortlet market driven by business travel and diaspora returns
  • Infrastructure investment (Lekki Deep Sea Port, BRT, Blue Rail Line) is driving corridor appreciation

Amuwo-Odofin and Satellite Town

This corridor remains undervalued relative to other parts of Lagos. With good road access to Lagos Island via the Third Mainland Bridge and FESTAC link, property values here have appreciated steadily. Shortlet yields in Safetrust Estate and environs can reach 10–15% annually on fully managed operations.

Mile 2 and Festac

Both areas benefit from their position on the Lagos-Badagry Expressway corridor. With ongoing road expansion and the proposed light rail extension, property values in this belt are expected to appreciate significantly over the next 5–10 years. Current yields on residential rentals average 8–12%.

Ajah and Sangotedo (Lekki-Epe Axis)

While this is outside our primary coverage area, our consultants note that Ajah and Sangotedo continue to offer relatively affordable entry points with strong appreciation potential driven by the Lekki Deep Sea Port and the expanding tech and financial services hub.

Practical Investment Tips

  • Buy in areas with improving infrastructure: Road upgrades, new bridges, and public transit routes drive property values.
  • Target shortlet-ready properties: Units in gated estates with reliable power are the most attractive for short-stay rentals.
  • Verify documentation thoroughly: An investment without a clean title is a liability, not an asset.
  • Work with experienced local agents: Our team knows which properties offer genuine value and which are overpriced.
