How to Sell Your Property Faster in Lagos

Admin User

The Lagos property market is active, but selling quickly and at the right price still requires strategy. Here is what experienced sellers do differently.

1. Price It Right — the First Time

Properties that are overpriced at launch and later reduced sell for less, on average, than properties that are priced correctly from the start. Buyers notice price reductions and wonder what is wrong with the property.

Ask your agent for evidence-based pricing — what similar properties in your area have actually sold for recently, not just what they are listed at. Listed prices and sold prices in Lagos are often different.

2. Complete All Documents Before Listing

A buyer who finds their dream property will walk away if the documentation is incomplete. Have your C of O, survey plan, consent, receipts, and any building approvals ready before you list. Speed of documentation is often the deciding factor between a deal closing and a buyer moving on.

3. Present the Property in Its Best Light

Clean, declutter, repaint where needed, fix obvious faults. Do this before photos are taken. Poor presentation in listing photos is the number one reason good properties sit unsold in Lagos.

4. Use Multiple Marketing Channels

Do not rely on a single platform. Effective marketing for Lagos properties includes:

  • Property listing websites (PropertyPro, NPC, Jiji)
  • Estate agent's own website and database
  • Instagram and Facebook (visual platforms work well for property)
  • WhatsApp broadcast lists (your agent should have an established network)
  • Word of mouth in relevant communities and professional networks

5. Be Flexible on Viewings

Serious buyers want to view quickly, including at weekends. Sellers who restrict viewings to weekday working hours dramatically reduce their buyer pool. Make the property as easy to view as possible.

6. Respond Fast to Enquiries

In a competitive market, the first agent or seller to respond to an enquiry often wins the deal. Ensure your agent responds to all enquiries within hours, not days.

7. Be Realistic About Negotiation

Most Lagos property buyers expect some negotiation. Price the property with a small buffer for negotiation, but do not anchor so high that genuine buyers do not enquire. Your agent should guide you on the typical negotiation margin for your property type and location.
